What if my expenses change from my estimates?

It is important to put serious consideration into the budget you use in the cash flow analysis.  While you may end up with an arrangement that adjusts for changes in your budget moving forward, more often than not, you are expected to handle deviations in your budget on your own.  You will want to consider potential changes in expenses in your budget and then plan accordingly moving forward so you are prepared for the unforeseen. For example, houses often need major repairs every few years (like a roof or water heater), so you should budget for that accordingly knowing you may not have maintenance expense every month but will need to save for the bigger one-time repairs.
